TERRE HAUTE —
The Terre Haute Redevelopment Commission on Thursday agreed to sell about an acre of former “brownfield” property to a local salvage business.
Goodman & Wolfe, a division of Mervis Industries, submitted the only bid for the property, which is at the corner of 13th Street and College Avenue, adjacent to the Goodman & Wolfe salvage yard.
The property sold for $11,000, just slightly more than the minimum allowable bid of $10,875, which was the average of two appraisals of the property.
Goodman and Wolfe’s salvage and scrap business occupies several acres to the east and north of the property, which was once home to a gasoline station.
Cleanup of the property involved the removal of 2,000 tons of petroleum contaminated soil, city officials have said. The Indiana Department of Environmental Management approved the sale and development of the property with the following restrictions:
• The property may not be used for residential purposes, including schools or daycare.
• Water wells are not permitted to be used on the property.
• Any soil removed must be disposed of according to federal and state regulations.
The Department of Redevelopment is also working to clean up a much larger brownfield site a few blocks to the south at 13th and Hulman streets. That cleanup, involving a total of about 60 acres, may cost between $2.5 and $3 million, officials have said.
The goal of the cleanup operations is to return commercial enterprises to the properties and get them back on the city’s property tax rolls, officials have stated.
